1. Land Purchase
The site to build your home is the most
important item you may encounter as the structure you build will be at that
location for many years to come.
Location is important only to the person who
will live in the house. Whether it is a hillside, lakeside, in the city or in
the country, each homeowner has his or her own particular needs and since you
are looking to build a home for yourself, it's best to be where it is most
enjoyable for you. Remember however, that some day it may be necessary to sell
it, so while you select the site that suits you best, keep this fact in mind.
There are a great many things to consider in
selecting your special home site.
A. How far are you willing to drive to and from
work?
B. Taxes? What are they now? How are they expected to rise?
C. Is there water and sewage at the site?
D. Is there natural gas for heating and cooking?
E. Check into electric, telephones, cable TV?
F. How are the roads maintained and by whom?
G. Schools and shopping?
H. Emergency services, EMS, Fire, Police?
I. Day care?
J. Recreation facility, golf, swimming, boating, etc.?
One of the most important things most
homeowners fail to look into when selecting a home site is how will property
develop around you. You wouldn't want to build a new home then find out the
state or city is going to build a sewage plant in your back yard. Check with the
city, the county and any other city, state, or federal organization you need, to
find out how the land around you is zoned and what if anything is planned for
the future. The form enclosed in the appendix of this section is easy to follow
and will help you in selecting the right site for your plans.
